Real estate in Germany

Many Danes and other Scandinavian investors are interested in real estate in Germany. The German real estate market is currently characterised by low interest levels and rapidly increasing prices for residential properties in large cities. An investor should be aware that the rules concerning the acquisition of real estate in Germany are significantly different from those in the Danish and other markets.

A special tax is payable on the transfer of real estate in Germany – the so-called real estate transfer tax (Grunderwerbsteuer). This is based on the sales price, and the rate varies between the German federal states, currently amounting to 3.5 to 6.5 per cent. Since no similar taxes exist i.e. in Denmark, we pay particularly close attention to this in the advice we provide.
